Direction: From Knoxville downtown, estimated driving time: 30 minutes. Take Hwy I-75 going north for 27 miles. Take Exit 128 to US-441 going east for 1.5 miles. Turn left (going north) on Oak Grove Rd for 0.5 mile. GTHC is on the left side.

When are the lots available for rent?

As of Summer 2024, the community is still under development with the expected opening date in the Spring of 2025. We encourage our prospected tenants contact us and have their names on our waiting list. We will start contacting our waiting list in the order it was received in Spring 2025.

How much is the [lot] rent?

The rent varies and depends on the lot’s size and location in the community and the time of the contract; thus, we do not publish it on our website. Please contact our office for the more current charges & fees.

What are included in the rent?

GTHC aims to provide an affordable and enjoyable living by including in the rent some of the amenities that matter the most to our residents, and thus, save them from spending extra. The community provides asphalt roads, lawn service for common areas and residents’ lots (where our mowers can reach), dog park, common areas such as walking trails in the woods, picnic benches & tables, BBQ stand and more. We encourage you to visit our community and see how you may enjoy living at GTHC.

What is the application process like?

If you are interested in living at GTHC, please contact us ASAP since you may need to have your name on our waiting list. Once we have an available lot, we will contact our prospect tenants from the waiting list in the order it was received.

All tenants (new or returning) are required to fill out the application, submit the pictures of the exterior of the house and pay the processing fees.  Once your application is approved, you will be notified for moving in.

What are GTHC's policies?

GTHC aims to provide the most enjoyable living and respect our residents’ privacy. Likewise, we ask our residents do the same to our community and neighbors.

We allow our residents to build outdoor structures, flowerbeds, walking steps, etc. within the lot boundary, and we encourage residents to plant flowers, trees and/or anything that makes you happy. We do ask our residents to keep their curb appeals neat and nice, and do not trash the lots and/or common areas.

We ask our residents to be a good neighbor by keeping down noise, bright lights at night, park only in assigned lots and designated spaces if needed, etc. We reserve full rights to exercise and update our policies to upkeep the community and protect our residents.

All residents must carry insurance for fire protection and general liability.

Are rental houses (i.e. Airbnb) allowed?

Yes. All residents are allowed to rent out their houses at any time. All guests are expected to be familiar with and follow our community’s policies.

Are all tiny houses allowed?

No. We generally do not accept houses made from vans, buses, RVs, mobile homes and/or uncertified structures. Our tiny houses are generally certified custom-built houses. We reserve all rights to decline tiny houses upon application submissions.

Does GTHC sell or build tiny house?

We do not buy/sell or build tiny houses. Having said that, our residents and local builders may have houses listed for sales every now and then, and we may provide venues to post their ads. If you’re looking to buy a tiny house, feel free to contact us.

Where to call for emergency and non-emergency incidents?

For emergency, call 911. Then, contact us and/or neighbors for additional help.

For non-emergency such as reporting and requesting repair needs such as broken sewage lines, power outage, water leaks in the yard, etc., please contact our management office. If no one can respond shortly, please continue calling/texting us.
